General Questions

How do I apply?

You can apply online at https://cmgorlando.managebuilding.com. Click the property you like, then click "Apply For This Unit." All adults 18 years of age and older must fill out an application, pay the application charge and provide a legible copy of a government-issued identification. You can take a picture with your phone and upload it with your application.

How long does the application process take?

We process applications immediately. This normally is completed within one to two business days once the non-refundable application charge is paid. 

When can I see the home?

You can schedule a tour of most homes by clicking Schedule Showing on the property page you like. This is free and allows you to see the home in person at a time convenient for you. If the home is currently occupied, you will not be able to schedule a showing until the date the home is listed as available. 

How long is the lease term?

The initial lease term will be between six and 12 months. A renewal charge is due if a tenant would like to renew the lease even at the end of a shorter initial lease term.

Do I need to pay a holding payment to rent the property?

Yes, the home is not reserved and held for you until the initial payment is made. Until the payment is made, the home will remain on the market for other people to apply. 

What happens if my rent is not paid on time?

Rent is due on the first day of each month. Rent is late if not received by the end of the third day of the month. There are additional charges if your rent is late to process and post notices. Late rents may be reported to the credit bureaus and/or future landlords.

Can you waive my late charge or other charges?

Late charges and other charges are not waived.

Can I add a pet to my home?

Ask your landlord by submitting a maintenance request online via your portal.

Can I temporarily take care of a friend's pet?

No pets are allowed on the property unless they are approved by landlord and pet charges are paid. You are not allowed to temporarily take care of pets or have pets visit the property.

Are utilities the responsibility of the tenant?

The tenant pays for all utilities. Tenant must contact all utility companies at least a week prior to the move-in date in order to have the utilities turned on or transferred into your name. No keys will be provided until you provide proof of utilities.

What does the lease say about utilities?

Tenant shall pay for all utility services, connection charges and deposits for activating existing utility connections to the premises during the lease term. Tenant is solely responsible for all utilities. This includes but is not limited to electric, water, sewage, wastewater, stormwater, municipal services, trash collection, trash disposal, snow removal, street lighting and anything associated with the house. Homes that are not connected to a government sewer system and have a septic tank will be billed $15/month for maintenance of the septic system. This $15/month septic tank maintenance charge is considered additional rent. Homes that are not connected to a government water system and have a well water system will be billed $20/month for maintenance of the well water system. This $20/month well water maintenance charge is considered additional rent. If the tenant is using utilities without putting the utility bills in tenant’s own name, there is a $100/day charge, which is considered additional rent. Some municipalities and locations bill these on a monthly basis to the tenant. Other locations have some of these items billed annually on the tax bill in November. It is the sole responsibility of the tenant to research tax records to see if any of these utilities are billed yearly rather than monthly. This will be added to your portal as additional rent and will be due with a monthly rent payment. If you are charged a flat monthly fee for a utility, this fee will be reviewed every six months to ensure the Landlord is recovering 100% of the utility bill Landlord is paying plus 10%. If Landlord is not collecting this amount, the flat monthly utility charge will be increased to cover the costs and this increase will be considered additional rent. 

Can I make changes to the property?

No modifications may be made to the property without prior written permission of the landlord. This includes, but is not limited to, installation of cable television, security systems, light fixtures, trees, bushes, painting and/or wall paper.

Can I change the locks?

No. Changing locks without landlord's permission is a serious lease violation. The lease specifically prohibits tenant from locking out landlord.

Do I need renters insurance?

All tenants must carry enough renters insurance to cover themselves and their personal property. The owner’s insurance only covers the structure; none of your personal belongings are covered. For example, if a water pipe were to break and flood your home, the owner’s insurance would only cover the damage to the structure and would not replace or repair any of your belongings. Please consult an insurance agent for specific details of this valuable coverage.

Can I have a few extra days to finish moving out?

Extensions are not allowed for move out dates.

My lease expires soon and I want to move out. What do I do?

The tenant must give the landlord at least 30 days and no more than 60 days written notice of intent to vacate.

What happens if I need to break my lease?

When a tenant breaks their lease, the lease stipulates that they are responsible for a two month early termination charge.

Who takes care of the lawn?

Tenants must maintain the lawn, which includes watering it on a regular basis. If the grass dies, you may be responsible to re-sod the yard.
